RESEARCH MARKET CONDITIONS

We are avid investors with a passion for real estate. We represent our clients for each property as if we are the ones buying it.

We have a knowledge base of each market we operate in and understand the dynamic changing market conditions that are affecting sellers and buyers. We leverage this knowledge to negotiate confidently.

Some markets sell over asking price and some sell under asking price. We are always aware of the current market conditions.

WE FIND SOLUTIONS

We pursue dialogue to identify value adding opportunities to each transaction. These value-add opportunities are frequently easy, and even free or cheapfor the buyer to accomodate and could result in both the seller and buyer saving money.

Some common examples include giving a preferred possession date, offering a lease-back option to the seller so they can find a new home, and reducing/eliminating conditions on the offer when possible. Click below to see other examples on deals we have navigated.

Not all properties are advertised well. Some have bad photos and limited marketing. Some homes have lots of potential that nobody else sees. Some properties available to be purchased aren’t listed for sale yet.

We are willing to seek far and wide for property. We advertise. We door knock. We network with investors, agents, and communities. We find off-market properties and increase your pool of options to choose from.

THE SELLER PAYS OUR COMISSION

Under term 8.4 of our standard Buyer Representation Agreement, we are authorized to have our comission paid fully by the seller, which forms part of the purchase price. Most buyers never pay even a dollar for our comission out of pocket!
